In 2024, the Moroccan community emerged as the leading group of real estate buyers among foreign residents in Spain, setting a new benchmark in property transactions.
According to the Association of Real Estate Registrars, Moroccans acquired 5,452 properties in the first half of last year, surpassing other nationalities such as Romanians, who purchased 4,388 properties, and Italians, with 4,332 acquisitions. This achievement positioned Moroccans as the most active foreign nationality in the Spanish real estate market.
The data further reveals that Moroccans dominated property purchases in most Spanish regions, except for Galicia and Madrid, where Portuguese and Chinese buyers, respectively, took the lead. Notably, Moroccans generally opted for more affordable real estate, with an average price of 738 euros per square meter. This figure is significantly lower than the amounts paid by Swedes and Americans, who spent 3,330 euros and 3,247 euros per square meter, respectively.
Meanwhile, the report highlights that most non-resident foreign buyers in Spain are from European countries. The British, Germans, Dutch, Belgians, and French are at the forefront, collectively making up approximately 48.5% of total real estate transactions.
